An exciting proposal for the development of the former Arriva Bus Depot would see the delivery of circa 44 new homes, helping local residents get on the housing ladder and contributing to Guildford’s challenging housing targets.

These new units will provide stunning views along the River Wey. This brownfield site is located in a prime town centre location and is well located for all local amenities, it is the former home of the Arriva bus company who no longer have use for the site.

The current use does not meet the site’s full potential, given its sustainable and central location near to Guildford High Street and the major transport links it is perfect for a well needed residential development.

The proposals for the site will help maximise the potential of the site, whilst delivering substantial landscaping and the plans will also see the delivery of fantastic outdoor space for residents to enjoy. Increase in Traffic
A Transport Assessment has been submitted with the application which will assess the impact of the proposal on local traffic. This concludes that the scheme will have a negligible impact on local traffic conditions.
Congestion and Parking
A Transport Assessment has been carried out which shows that the impact on Highways congestion showing only small increases for traffic using key junctions. Given the Site’s town centre location the provision of parking proposed is deemed appropriate. All parking spaces will have the ability to be converted to an electric vehicle parking when required.
Loss of Light in Neighbouring Properties
A Sunlight Daylight Assessment has been prepared to support this planning application, this assessment confirms there will be no adverse impact on neighbouring residential properties in terms of access to sunlight and daylight.
Flood Risk
A Flood Risk Assessment has been submitted as a planning application document, this assessment confirms with the appropriate technical solutions in place the proposed residential accommodation is out of the flood zone.
Air Quality
An Air Quality Assessment has been prepared to support this planning application, this assessment confirms the proposals do not result in an adverse impact on the surrounding air quality, both during construction and once the development is built and occupied.
Affordable Housing
Affordable Housing will be provided on site, the proposed amount will be agreed with the Council in due course.
Size and Site Design
The proposals have been amended to reflect the Urban Design Officers comments provided at pre-application stage. As such, it is considered the proposed buildings are of an appropriate size and incorporate the design features Guildford Borough Council would like to see on the site.
